The best booking is a future reservation, because you know your expenses are covered. In my experience, the planners are also the best guests. I focus on filling my calendar 4-6 months in advance, giving competitive rates for un-booked dates.

My airbnb is primarily a weekend business, so once I have two out of four weekends booked in one month, I increase the price of the remaining weekends. I tried using the Pricelabs tool but it didn’t work well for my listing. With the method of reducing the daily rate by $25-50 per day for unbooked dates, I am booked through the end of July, with a new booking received this week for September, at a $2800 payout for the weekend.
